What this job involves:

As an Assistant Property Manager at JLL, you'll be the operational backbone for two multifamily residential communities in Coral Gables, Florida-one in lease-up and one stabilized. Fluency in both English and Spanish is required for this role. You'll manage the full resident lifecycle from lease renewals and collections to maintenance coordination and move-outs, while building essential skills in property operations and financial reporting. We embrace more innovative ways of working, and this role offers hands-on experience alongside an experienced Property Manager who will mentor your development. You'll step into leadership when needed, taking full responsibility for property operations in your manager's absence. Weekend availability is required to ensure our communities maintain the high standards our residents deserve.


What your day-to-day will look like:
  • Assist with tenant communications and service requests, ensuring prompt response times and effective resolution of issues
  • Support financial management activities including invoice processing, budget tracking, and preparation of monthly operating reports
  • Coordinate maintenance work orders with engineering teams and external contractors to maintain high property standards
  • Conduct regular property walks and inspections to identify maintenance needs and ensure compliance with safety standards
  • Assist with lease administration tasks including document preparation, tenant move-in coordination, and file management
  • Help facilitate tenant events and building communications to enhance community engagement and satisfaction
  • All other tasks which may be required to comply with Property Management Agreements, local ordinances, or as necessary to ensure property operations

On-site presence required.

Expected Schedule: 40 hours per week across 5 days, Saturday and Sunday availability is required

Required qualifications:
  • 1-2 years of property management experience with demonstrated success in tenant or resident relations
  • Real Estate license required within 6 months of hire date
  • 1-2 years of experience in budgeting, invoicing and financial reporting
  • Strong organizational skills with exceptional attention to detail and ability to manage multiple tasks simultaneously
  • Problem-solving mindset with ability to handle challenging situations diplomatically and effectively

Preferred qualifications:
  • Bachelor's degree in Business, Real Estate, Communications, or related field
  • Previous experience in commercial property management
  • Familiarity with property management software systems such as Yardi, MRI, or similar platforms

Como Asistente de Gerente de Propiedad en JLL, seras la columna vertebral operacional de dos comunidades residenciales multifamiliares en Coral Gables, Florida-una en fase de arrendamiento inicial y otra estabilizada. Se requiere fluidez tanto en ingles como en espanol para este puesto. Administraras el ciclo completo de vida de los residentes desde renovaciones de contratos y cobros hasta coordinacion de mantenimiento y mudanzas, mientras desarrollas habilidades esenciales en operaciones de propiedades y reportes financieros. Adoptamos formas de trabajo mas innovadoras, y este puesto ofrece experiencia practica junto a un Gerente de Propiedad experimentado que guiara tu desarrollo. Asumiras liderazgo cuando sea necesario, tomando total responsabilidad de las operaciones de la propiedad en ausencia de tu gerente. Se requiere disponibilidad de fines de semana para garantizar que nuestras comunidades mantengan los altos estandares que nuestros residentes merecen.

Como sera tu dia a dia:

  • Asistir con comunicaciones de inquilinos y solicitudes de servicio, garantizando tiempos de respuesta rapidos y resolucion efectiva de problemas
  • Apoyar actividades de gestion financiera incluyendo procesamiento de facturas, seguimiento de presupuesto y preparacion de reportes operativos mensuales
  • Coordinar ordenes de trabajo de mantenimiento con equipos de ingenieria y contratistas externos para mantener altos estandares de la propiedad
  • Realizar recorridos e inspecciones regulares de la propiedad para identificar necesidades de mantenimiento y garantizar cumplimiento con estandares de seguridad
  • Asistir con tareas de administracion de contratos incluyendo preparacion de documentos, coordinacion de mudanzas de inquilinos y gestion de archivos
  • Ayudar a facilitar eventos de inquilinos y comunicaciones del edificio para mejorar el compromiso y satisfaccion de la comunidad
  • Todas las demas tareas que puedan requerirse para cumplir con Acuerdos de Administracion de Propiedades, ordenanzas locales, o segun sea necesario para garantizar operaciones de la propiedad

Cualificaciones requeridas:

  • 1-2 anos de experiencia en administracion de propiedades con exito demostrado en relaciones con inquilinos o residentes

Cualificaciones preferidas:

  • Titulo universitario en Negocios, Bienes Raices, Comunicaciones o campo relacionado
  • Experiencia previa en administracion de propiedades comerciales
  • Familiaridad con sistemas de software de administracion de propiedades como Yardi, MRI o plataformas similares
