Lead Operating Engineer- JLL

What this job involves:

As a Lead Operating Engineer at JLL, you will serve as a critical leader within our facilities operations team, supervising and directing maintenance personnel in the installation, repair, and maintenance of all base building and critical system machinery and equipment. This senior-level position requires both technical expertise and strong leadership capabilities as you coordinate the activities of the operating team, ensure regulatory compliance, and maintain the highest standards of safety and reliability. Your work directly contributes to JLL's commitment to operational excellence by ensuring critical building systems operate flawlessly around the clock. You will assume the duties and responsibilities of the Operations Manager in their absence, making you a key figure in maintaining the continuity of our facility operations.

What your day-to-day will look like:

* Check malfunctioning equipment, ascertain corrective action required to restore satisfactory operating condition, and facilitate root cause analysis to prevent recurrence

* Acknowledge work orders and preventative maintenance tasks from the work order portal, prioritizing and delegating assignments to ensure timely completion

* Supervise and implement the preventative maintenance program by scheduling tasks with minimal disruption, delegating work to appropriately qualified staff, ordering parts and equipment, and maintaining inventory

* Direct the performance of contracted maintenance work, ensuring timely completion, overseeing equipment warranty obligations, and securing equipment manuals and drawings from installers and contractors

* Conduct daily maintenance rounds throughout the facility to identify potential issues and ensure all systems are operating at peak performance

* Ensure compliance with Joint Commission and other regulatory surveys while maintaining departmental policy for safe storage, usage, and disposal of hazardous materials

* Recommend and estimate facilities repairs and improvements for inclusion in the annual budget while annually implementing at least one cost savings action relating to energy or utility consumption

Required qualifications:

* High school diploma or equivalent

* Minimum 3+ years of experience in building operations and maintenance with demonstrated technical proficiency across multiple craft areas

* Two years of trade or vocational schooling or apprenticeship in electrical, piping/plumbing, refrigeration, or HVAC

* Multi-skills in a minimum of two craft areas with exposure to HVAC, fluid filtering, mechanical systems, and electrical systems engineering and operation

* Valid U.S. Driver's License

* Physical ability to climb ladders up to 40 feet, lift 60 lbs. repeatedly, and get on hands and knees to reach areas difficult to access during equipment inspections

* Ability to detect emergency alarms (auditory and/or visual) and visually inspect machinery and buildings

Preferred qualifications:

* Universal EPA 608 certification for refrigerant handling and HVAC system maintenance

* Strong interpersonal skills with ability to communicate well in both oral and written formats, instilling professionalism in manner and appearance

* Proficiency in basic computer application software such as MS Office, E-Mail, and other business tools

* Familiarity with a Computerized Maintenance Management System (CMMS), preferably Corrigo

* Experience managing contracted maintenance work and vendor relationships in healthcare or mission-critical facility settings

* Demonstrated ability to train and develop technical staff while fostering a culture of continuous improvement and safety excellence

* Leadership approach that emphasizes leading by example, assisting engineers when needed, and covering for team members when they are out

Location: Plano,TX

Schedule: Monday through Friday, 7:00 AM to 4:00 PM schedule, with required evening and weekend work to meet client operational needs and respond to emergency situations.
