Job Summary

The Building Technician IV serves as the lead technician and primary technical resource, providing expert guidance, training, and oversight to the Building Technician team. This senior role is responsible for the operation, monitoring, and maintenance of critical building systems, including HVAC setup, maintenance, and balancing; WFI (Water for Injection); purified water systems; and process equipment. Duties include advanced troubleshooting and repair of mechanical and electrical components in accordance with SOPs, safety protocols, and manufacturer specifications. The technician also manages tool and spare parts inventory, recommends equipment purchases to enhance efficiency, and collaborates with engineers to design and implement process improvements that optimize facility operations.


Essential Duties

  • Performs planned maintenance, repairs, modifications, and general facility maintenance tasks in the areas of painting, patching, fixtures, caulking, carpentry, etc. Completes major repairs and in-depth planned maintenance in a primary area of facilities operations and maintenance as well as other facility maintenance services as may be assigned.
  • Takes on a leadership role as the primary technical resource for other Building Technicians, providing guidance and support.
  • Uses the required personal protective equipment while satisfying all work requests. Observes and follows all established corporate and customer safety policies and ensures the crew does the same. Interprets compliance requirements and ensures standardization of work.
  • Promptly responds to Facility Service Work Orders from building occupants, addressing a wide range of requests such as plumbing, HVAC, lighting, roofing, and electrical service calls. Diagnoses building management/energy management systems for faults and errors. Plans and oversees the delivery of service to customer, both with actual hands on work with tools and as a trainer for direct report, client's staff and other contractors as required to assure delivery of defined services.
  • Monitors, checks and evaluates the completion of major repairs and in-depth planned maintenance in the primary area of facilities operations and maintenance HVAC, plumbing, lighting, electrical or other facility maintenance services.
  • Troubleshoots fire/life/safety, security and other building infrastructures.
  • Works on and completes all facility team-based goals. Identifies opportunities for process/system improvements and implements them as they are approved.
  • Assists other technicians in the maintenance and repair of mechanical, electrical, plumbing, and lighting systems. Interprets blueprints and schematic drawings.
  • Completes all required paperwork timely and accurately. Takes and logs readings from critical equipment and takes appropriate corrective actions before system outage occurs.
  • Keeps tools and work areas in a clean and orderly manner.

Minimum Requirements

Minimum requirement: High School Diploma or GED.
Technical degree in related field is preferred.

Must possess a current universal refrigeration license and any other trade licenses as required for the role.

7+ years of experience.

Principles of carpentry, plumbing, painting, and electrical work.
Principles of heating, ventilation and cooling systems.
Manual dexterity and problem-solving skills.
Coaching and mentoring skills
Ability to prioritize tasks, work effectively under stress, and meet short deadlines.
Must have a professional demeanor, positive attitude and strong work ethic.
Good communication skills (oral and written).
Ability to organize and lead meetings.
