| Position Summary |
Reporting to the Director of Operations, the Assistant Director of Facilities ensures that the facilities maintenance department meets the needs of staff, students/patients and visitors. This position ensures compliance with federal/state regulations and Joint Commission standards. The primary responsibilities of the Assistant Director include developing long-range plans for upgrading or replacing electrical, mechanical, plumbing, and fire protection systems. Additionally, they establish priorities for scheduled maintenance services and operations, administers preventive maintenance programs for
UHC, and supervises the performance of emergency and routine maintenance. This position is responsible for enforcement of state/federal regulations governing hazardous waste disposal and the use of chemical substances and materials as well as ensuring the facilities are structurally sound, operationally efficient, well-maintained and safe. The Assistant Director supervises the Facilities Maintenance Manager and Building Services Supervisor. |
| Knowledge, Skills, Abilities and/or Competencies |
- Experienced in building construction and maintenance (five or more years), preferably with an educational institution or hospital, and considerable personnel management experience in directing a highly diversified skilled workforce.
- Extensive knowledge of and experience with Joint Commission accreditation standards.
- Maintain proficiency by attending an annual four -hour state-approved electrical CE class.
- Ability to read and understand blueprints.

Facilities Maintenance Oversight:
- Independently manages necessary steps to ensure that the facility is well-maintained and complies with local/state regulations as well as Joint Commission standards required of UHC.
- Ensures full compliance with current standards and codes, including fire alarm panels, emergency power systems for emergency lighting and exit signs, smoke/heat detectors, smoke control systems, and sprinkler systems.
- Makes recommendations for maintenance, repair, improvement, and/or replacement of UHC facilities by directing assessment efforts related to the condition of the facilities, establishing project priorities, and developing long -range plans for upgrading and replacing mechanical, electrical, plumbing, fire protection equipment, making structural repairs, and refurbishing building interiors.
- Oversees all vendor contracts needed for facility maintenance, reviewing vendor contracts for effectiveness and efficiency to best meet the needs of UHC.
- Ensures contracted work is properly monitored to accommodate UHC needs within budget constraints.
- Oversees the UHC vehicle fleet to ensure operational readiness, supporting organizational needs by managing vehicle operations, as well as all scheduled and contracted maintenance.

- Identifies and presents to UHC Administration waste reduction opportunities.
- Serves on the Environment of Care Committee and oversees the duties and responsibilities of the UHC Safety Officer.
- Ensures Facilities Maintenance staff are trained appropriately for infection prevention and medical facility cleaning.
