  • Strong written and verbal Communication Skills - Negotiation skills - 3-5 years negotiating cell site related leases, easements, amendments, etc.
  • Organization and time management - Triage and priority setting - Business Acumen: Will be evaluating business transactions and recommending approval/denial of deals.
  • Expertise in Microsoft Office applications, particularly Word, Excel and Powerpoint.
  • Google Mail expertise.
Desired Skills:
  • Excellent written and communication skills.
  • Ability to negotiate not only contracts, but deadlines and compromises with internal customers.
  • Real Estate Background: Understanding of RE Interests, documents and instruments.
  • Project Management.
  • Vendor Management.
Job Duties
  • Role will function as a Real Estate Specialist who is responsible for engaging vendors to negotiate renewal amendments/replacement leases, resolving Landlord issues such as rent and option payments, application of annual escalators, and overall maintenance of landlord tenant relationships in collaboration with HQ Lease Administration group.
  • Respond to requests from Network Assurance, HQ Lease Administration and other Real Estate Specialists for assistance with site issues like access issues, health & safety issues, etc.
  • Will be responsible for managing modification projects to our cell sites, which includes selecting vendors to use, attending project management call with relevant project updates, maintaining accurate forecasting of dates and managing the purchase orders associated with the project.
  • Project manages the project, communicates with other groups on status in a timely manner.
  • Provide guidance to site acquisition vendors on deal terms.
  • Manage Purchase Order process for vendors and outside counsel.
  • Review contracts to establish rights as it relates to access and site modification activities.
  • Engage and interact with In House Legal on LL disputes and other legal matters.
  • Proactively establish a cadence for follow up with vendors on assigned work.
  • Assist in administrative tasks as requested.
  • Prepare lease packages for signature by approved signor.
Education/Certifications
  • Associate's degree or 10 years wireless real estate experience.
  • Real Estate license is desired but not required.
