Director, Space & Occupancy Planning

About You

You are responsible for spearheading and supporting space management and occupancy planning initiatives tailored to align with client-specific business goals and cultural values. You will play a pivotal role in supporting all aspects of space management and occupancy planning, including coordinating meetings, conducting reviews, compiling summaries and reports, tracking KPIs, creating occupancy plans, providing support to clients, and ensuring accurate database management. Also, involved in tactical planning, relationship management, and executing upon innovation and continuous improvement opportunities.

In this role, you will...

  • Develop and implement principles, policies, and procedures for space and occupancy planning, including regular and real-time reporting.

  • Provide dedicated oversight of space and occupancy planning services across relevant geographies and markets, managing all necessary resources and skills for service implementation and quality control.

  • Support and inform team members and manage client expectations, conducting annual reviews and quarterly updates of space and occupancy planning work to add value.

  • Lead and develop a team of planners in strategic and tactical occupancy planning, real estate optimization, and workplace design.

  • Lead all aspects of occupancy planning projects and scenario development, from programming and test fitting to implementation and presentation. Develop occupancy scenario plans, analyze utilization data, and engage with internal customers to develop innovative solutions to space requests.

  • Facilitate meetings with clients, providing agendas, minutes, and project management fundamentals.

  • Work closely with clients or internal stakeholders to collect information and create various workplace scenarios, considering factors like growth, reorganization, and adherence to corporate standards.

  • Analyze data, draw conclusions, devise space and occupancy scenarios, and present in simple summarized ways.

  • Manages the planning team to perform IWMS information, verify accuracy of space data though monthly reviews, create & provide as-built AutoCAD plan to clients, report on key metrics and prepare strategic plans.

  • Support client manager and teammates in all programming, project support, presentation, and Business Case Analysis development

  • Report on and support program updates on a weekly, monthly, and quarterly basis, highlighting risks and opportunities.

  • Negotiate space among user groups to maximize real estate use while enhancing adjacencies for improved collaboration and workflow.

  • Establish templates and processes to standardize space requests, provide solutions, and build efficient space programs.

  • Partner with Project Management on design management, review architectural plans, support with test fits, and support the move management team on large capital projects.

What you bring

  • Bachelor's degree in a relevant field (e.g., Architecture, interior design, corporate real estate, Workplace Strategy) required.

  • Experience in AutoCAD, REVIT, BIM, or other drafting technologies.

  • Minimum of 5 years of industry experience in architecture, interior design, workplace strategy, portfolio strategy or related field.

  • 5+ years of progressive professional experience in the management of space utilization and occupancy planning, experience with space planning, workplace design, and related disciplines is a plus.

  • A team-oriented mind-set and be as comfortable working alone as working with a broader team.

  • Strong knowledge of PowerPoint, Word, Excel, and Teams, ability to analyze a variety of data sets and expertise in operating IWMS database applications

  • Excellent problem solving and critical thinking skills.

  • Familiarity with architectural drawings; furniture, fixtures, and equipment; design and space planning concepts; construction costs and schedules; project management skills.

  • Ability to effectively partner and deliver results in a matrix environment, experiencing working on an outsourced client account is a plus.

  • Excellent interpersonal and organizational skills with the ability to manage multiple projects simultaneously.

  • Direct people leadership skills

  • Not required but positive consideration will be given to candidates with Change Management experience including developing and implementing workplace strategies.

Certain senior-level roles are eligible for unlimited time off. Employees will also enjoy 10 paid holidays plus two personal flex days throughout the calendar year.Twelve weeks (for birth parents) and 4 weeks (for non-birth parents, including adoptive/foster parents) of paid parental leave will also be available for use after successful completion of 90 days of employment.Individuals may be eligible for different or additional benefits under applicable state law.

Bonus
This position is eligible for an annual bonus, based on company and individual performance.

Area/Location Specific: WFH USA

Approximate Salary Range for Role: $116,850 to $139,000

Our salary ranges are determined by role, level, and location. The range displayed on this job posting reflects the minimum and maximum target for new hire salaries for the position across all US locations. Within the range, individual pay is determined by work location and additional factors, including job-related skills, experience, and relevant education or training.
