This position is designated as 'mandatory' and, when contacted to report to work, its incumbent is expected to reach the building as expeditiously as possible using normal precautions as dictated by the adverse weather conditions.

Primary Purpose of Department
Maintenance Operations maintains, repairs and operates all campus buildings, building systems and utilities.
Primary Purpose of Position
Responsible for the development and management of facilities maintenance and maintenance support programs and processes.
Summary of Position Responsibilities

  • Lead your team in the development and management of facilities maintenance support programs and projects.
  • Develop and manage relationships with customers and service providers.
  • Analyze maintenance data and develop and manage metrics to continuously improve the maintenance effort.
  • Lead the implementation of a new Enterprise Asset Management (EAM) system for maintenance operations such as Maximo, IFM, Hexagon, etc.
  • Serve as the subject matter expert of CMMS and EAM processes for the organization and lead a team in managing data integrity and cleanliness in that system.
  • Develop and manage the Reliability Centered Maintenance program.
  • Develop and manage the planned and preventive maintenance program.
  • Develop and manage the Condition Based Maintenance program.
  • Develop and manage a research labs maintenance program.
  • Develop and manage the Project Management support program.
  • Lead ad-hoc teams in general emergency response situations as assigned by the Director such as inclement weather.
  • Perform the HR responsibilities of a supervisor.
  • Develop training to enable the implementation of all programs under the responsibility of this position.
  • Develop and manage a tool control program.
  • Manage the repair parts inventory and ordering programs.
  • Use Continuous Process Improvement techniques and methods.
  • Develop presentations and write reports.
  • Perform other duties as assigned by the Director.

Minimum Education/Experience

  • Graduation from a technical college with a major in engineering technology, industrial maintenance technology, or operational management and a minimum of four years of experience in commercial facility maintenance, industrial maintenance or equivalent education and experience.
  • 5 years of maintenance management experience.

Preferred Education, Knowledge, Skills and Experience

  • 10 years of supervisory experience in a facilities or industrial maintenance organization.
  • Experience with implementation of an EAM or CMMS.
  • Proficient in the use of a computerized maintenance management system like Maximo, Archibus, IFM, ORACLE, SAP, etc. to manage work orders and equipment information.
  • Proficient in the use of Microsoft Excel to sort, filter, and analyze large data sets.
  • Demonstrated knowledge of facilities maintenance management policies and procedures.
  • Experience managing parts, materials, tools, and equipment procurement and inventory.
  • Management of a reliability-centered maintenance program.
  • Management of a preventive maintenance program.
  • Management of a condition monitoring program such as vibration, thermographic, ultrasonic, and/or oil analysis.
  • Experience with building construction inspection.
  • Experience with research laboratory equipment maintenance.
  • Proficient in verbal and written communications including the development of SOPs and presentations.
